1. Overview

ApartLinker is a tool that allows short-term rental hosts to link their properties to Stripe accounts using the Smoobu channel manager. We facilitate secure booking automation and payment handling. We rely on Vercel for hosting and Supabase for database services.

2. Eligibility and Account Management

Users must be at least 18 years old and legally capable of entering into a contract. Account deletion is available through direct request to support. You are responsible for maintaining the confidentiality of your account credentials and for all activities under your account.

3. Plans, Fees and Payment Terms

ApartLinker offers Free and Pro plans. The Pro plan is billed monthly via Stripe. When you subscribe, your payment method is securely stored by Stripe and is not deleted if you downgrade. It can be removed by contacting support.

If monthly payment fails after several attempts, your account will be automatically downgraded to the Free plan. We reserve the right to modify pricing or features at any time. You will be notified via email or the platform before such changes take effect.

4. Integration and Credential Usage

Users provide a Smoobu API key, which is not stored. We only fetch apartments and receive booking webhooks. ApartLinker uses Stripe's OAuth flow to securely connect Stripe accounts and stores the resulting access token securely in our database. We do not store full payment methods after use. Stripe customer emails are stored only for transactional purposes.

5. Feature Limitations and Fair Use

ApartLinker's Pro plan includes unlimited email sending for operational and payment-related communications. However, a fair use policy applies to prevent abuse. Normal usage is considered up to 3,000 emails per month.

Abuse (e.g. spamming or excessive email volume) will result in account review, and if needed, limit adjustments or suspension.

We reserve the right to temporarily or permanently suspend accounts in the case of misuse.

6. Data Access and Use

ApartLinker does not access or process more data than necessary to run the platform. While technical access to booking data through Smoobu exists, we only fetch apartments. No unnecessary or unrelated data is accessed, used, or stored.

7. Data Retention and Security

We retain user data only for as long as necessary to provide services and comply with legal obligations. This includes securely storing Stripe credentials, customer IDs, and payment method information required for subscription billing. We also retain business-related data (such as company name and VAT number) for invoicing and receipt purposes. We use industry-standard encryption and access control to protect stored credentials and user information. No data is shared with third parties without explicit consent, unless required by law.

8. Platform Reliability

ApartLinker does not guarantee 100% uptime or uninterrupted service. We do our best to ensure availability, but we disclaim liability for downtime or issues beyond our control (e.g., Stripe or Smoobu outages). If a failure is due to ApartLinker, we take responsibility.

9. Liability and Disclaimer

ApartLinker is provided 'as-is'. We are not liable for any losses or damages arising from use, technical errors, service interruptions, or failed integrations. You acknowledge and accept the inherent risks of using a third-party-integrated platform.

10. Changes to These Terms

We may update these terms at any time. Continued use of the platform constitutes your acceptance of any revised terms. Changes will be announced via email or on the platform.

11. Governing Law

These terms are governed by Swiss law. Any dispute shall be resolved exclusively in the courts of Geneva, Switzerland.
